City Park West and Uptown
Restaurant Row on 17th Avenue, hospital campuses, and Victorian blocks between downtown and City Park.
Pricing trends
Uptown and City Park West price between Capitol Hill and Five Points for similar homes. Townhomes from the 2000s set the middle of the market; restored Victorians near City Park are the premium product, and older condominiums in converted mansions offer the lower entry points.

About Uptown
Uptown, officially North Capitol Hill, and City Park West are the blocks north of Colfax between downtown and City Park. They have the Victorian mansions and brick apartment buildings of Capitol Hill, the 17th Avenue restaurant row, and the Saint Joseph and Presbyterian/Saint Luke's hospital campuses that keep the neighborhood busy around the clock. It is a practical choice for people who work downtown or at the hospitals and want to walk.
Location
The two neighborhoods run from Broadway east to York Street and from Colfax north to 23rd Avenue, with City Park and the Denver Zoo on the east, Five Points to the north and Capitol Hill south across Colfax. Downtown is a fifteen-minute walk down 17th or 18th Avenue, and Colfax carries the city's busiest bus route.
Housing and architecture
The housing is a mix of 1880s to 1910s single-family houses, many converted to condominiums or duplexes, brick apartment buildings from the 1920s, and a large stock of 2000s and newer townhomes and condominiums filled in along 17th, 18th and 19th avenues. Buyers find more attached homes than detached ones, and a wide range of ages and conditions on the same block.
Parks and recreation
City Park, with the zoo, the Museum of Nature and Science, the boathouse and the summer City Park Jazz series, is the neighborhood's front yard. Benedict Fountain Park and the Mestizo-Curtis pool are close, and the Cheesman Park loop is a short walk south.
Dining, shopping and daily life
East 17th Avenue is Restaurant Row, with sit-down dining, bars and coffee from Broadway to City Park. The Fillmore Auditorium and the Ogden Theatre on Colfax draw concert crowds, and Colfax itself holds everything from diners to the Tattered Cover. Groceries are the Safeway on 20th or the King Soopers on 9th and Corona.
