Selling a home
A Clear Strategy for Selling on Your Terms
I'm a fourth-generation Denverite and have been a licensed real estate broker since 2006. I've successfully sold homes and investment properties for clients and myself for over two decades, so I know how much is at stake. I'll help you price with real market data, choose the updates worth paying for (and skip the ones that aren't), and put your home in front of the right buyers for your specific property. That includes using newer Compass tools like reverse prospecting, Private Exclusive and Coming Soon. I'll also stick to the classics such as open houses, flyers, and outreach to my powerful network. I've renovated and flipped properties, so I know what buyers and inspectors notice and how it affects your final number. Tell me what you want from your sale, and we'll build the strategy around it.

Where we start
Your goals first, then the plan for the property
The right answer isn’t always “Buy!” or “Sell!” I start with your current situation and where you want to go, then we fill in the steps to get you there. My initial consultation is at no cost, and during this meeting we will identify what is important to you and how my experience can help achieve those goals.
- Loyalty, good faith, skill, and care
- Confidentiality
- Seeking the best price and terms for you, and presenting every offer promptly
- Disclosing known adverse material facts, and advising you on the risks of each decision
- Accounting for any funds
The process
From the first conversation to closing
Step 1 of 10
Listing Appointment
I tour your home. We discuss its value and your goals for the sale, the preparation needed, and a timeline. We start with why you are selling and when you would like to be done, then we work backwards from key dates, such as buying your next home, so the dates line up.
Tip Know your numbers and timeline. They shape all your other decisions.
Step 2 of 10
Research and Pricing
I analyze market trends and comparable sales and look at your property’s unique features, so we can talk through value together. I prepare a detailed comparative market analysis (CMA) using recent comparable sales, competing homes, and current activity in your neighborhood.
Tip A home gets the most attention in its first days on the market, so getting a clear plan early can make all the difference.
Step 3 of 10
Preparation
Painting, carpet cleaning, decluttering, staging, photography, video and more. I help coordinate everything on your behalf, and if repairs come up, I can share a list of local specialists.
Tip Ask me about Compass Concierge, which can help with the cost of repairs and prep before you list.
Step 4 of 10
Marketing
Professional photography and video, and a targeted online campaign, using the Compass 3-Phased Marketing Strategy. If it makes sense for you, we launch your home three times:
Phase 1, Compass Private Exclusive. Your home is made available to regional Compass agents and their clients before it goes public, so we can test price and build interest without accumulating days on market.
Phase 2, Compass Coming Soon. Your property is launched publicly on Compass.com without days on market or price drop history, and you receive engagement insights.
Phase 3, Go live on all platforms. Armed with feedback from agents and buyers, we launch your home as Active on the MLS and third-party sites.
Which phases make sense is a decision we make together, based on your goals and timeline.
Tip Photos and a floor plan are what most buyers see first, so we get them right before launch.
Step 5 of 10
Live in the MLS
Your home is posted in the MLS with photos and detailed information and syndicated across multiple listing sites, including Compass. A yard sign goes up and other marketing continues, including social media, postcards to neighbors and potential buyers, targeted emails, and my network of agents.
Tip A typical plan is to go live midweek, begin showings that Thursday, and hold an open house over the weekend if you want one.
Step 6 of 10
Offer Received
I review and verify the terms and conditions, then present the offer to you and explain its strengths and weaknesses beyond price before you decide. I negotiate price, inclusions, contingencies, dates, and post-closing occupancy for you.
Tip Compare offers on the whole package: price, financing, contingencies, and dates.
Step 7 of 10
Inspection
I negotiate the inspection resolution to your terms, help coordinate any repairs needed, and collect the proper documentation. I also guide you through Colorado seller disclosures and gather HOA documents.
Tip Gather HOA documents, warranties, and permit records before you list, along with any due diligence items you already have about the home.
Step 8 of 10
Appraisal
I make the appraiser aware of the comparable sales we used, and of any other material facts that support the value.
Step 9 of 10
Final Preparations
I review the settlement statement with you, make sure the title company has your correct information for funds, give you a moving checklist and schedule closing.
Step 10 of 10
Closing
I am present at closing while you sign, reviewing the documents alongside you. After closing I am still here for professional recommendations, document requests, and any other questions.
Tip Save a copy of your closing documents where you can find them again. You may need them for taxes and for your records.

Private home value review
Let’s talk about your home
Tell me about your property and I will review it personally. A review may include recent comparable sales, competing properties, current inventory, neighborhood activity, a recommended pricing range, preparation opportunities, estimated selling costs, a net proceeds discussion, and a marketing strategy.
