Sloan's Lake and Villa Park

Denver's second-largest park, the W Line to downtown, and the city's most active new-construction corridor.

Pricing trends

Sloan's Lake prices run with the Highlands, above the citywide median for single-family homes, especially on the lake-facing blocks. Villa Park and West Colfax are the value play: new townhomes here come in well under what the same product costs a mile north, which is why first-time buyers and investors keep finding them.

About Sloan's Lake

West of downtown, Sloan's Lake and the Villa Park and West Colfax blocks south of it are where Denver is building. The lake park is the anchor, with a 2.5-mile loop and mountain views over the water, and the neighborhoods around it mix original bungalows with new townhomes and the St. Anthony's redevelopment. For buyers who want new construction, a short commute and a park at the end of the street, this is the corridor I show first.

Location

Sloan's Lake Park sits between Sheridan Boulevard and Federal Boulevard, with the city of Edgewater on its west shore. Villa Park and West Colfax lie just south, along the Lakewood Gulch greenway. The W Line light rail stops at Perry, Knox and Sheridan on its way downtown, about ten minutes to Union Station, and Empower Field is a short ride east.

History and background

Where it sits. Sloan's Lake is in west Denver around Sloan's Lake Park, with the city of Edgewater in Jefferson County just to the west. The lake lies entirely within Denver's city limits.

The lake takes its name from Thomas Sloan, a farmer who held land here in the 1860's. Legend says he dug a well to irrigate his farmland and woke up the next morning to find a growing lake. Early nicknames included 'Sloan's Leak.'

Manhattan Beach amusement park rose on the north shore, with roller coasters, a Ferris wheel, dance halls and boating. A fire burned the theater and observatory in December of 1908, the grounds reopened as Luna Park, and it closed in 1914.

The city turned the site into a public park in 1923, and work crews in the 1930's stabilized the lake and connected it to nearby Cooper Lake. The neighborhood later held Saint Anthony's Hospital, Lake Junior High School and a drive-in theater, the Lakeshore, from 1951 into the 1980's.

Why people like it. People like Sloan's Lake for its 2.5-mile paved trail around the lake, the marina and recreation fields, picnic spots, and the water and mountain views.

Fun fact. Sloan's Lake is Denver's second-largest park at 290 acres.

Sources and caveats for this history

Housing and architecture

Around the lake the stock is mostly single-family: 1920s to 1950s brick bungalows and ranches, with large new homes replacing some of them on the south and east sides. Villa Park and West Colfax are more varied, with older cottages on unusually large lots, small apartment buildings and, since the W Line opened in 2013, rows of new two- and three-story townhomes with detached garages, like the 2019 townhome The Nest Team is listing on Julian Street.

Parks and recreation

Sloan's Lake Park covers about 290 acres, most of it water, with a paved loop, a marina, ball fields, playgrounds and some of the best sunset views in the city. Paco Sanchez Park on the gulch has a well-known disc golf course and the Lakewood Gulch Trail runs west toward Lakewood and east to the South Platte River Trail.

Dining, shopping and daily life

The south shore redevelopment added restaurants, a grocery and a cinema; Edgewater's 25th Avenue and the Edgewater Public Market are a few blocks west. The Rodolfo 'Corky' Gonzales branch library serves Villa Park, and the Highlands and Tennyson Street shopping districts are a short drive north.
