April 2026

A Fresh Start

Welcome

Spring has officially sprung in the Denver metro area, and I couldn’t be more excited to share this month’s update with you. Whether you’re a longtime client thinking about your next move, a first-time buyer dreaming of that perfect porch for morning coffee, or someone just keeping an eye on the market, I’m here as your go-to resource. Let’s take a look at what’s happening locally, because the Mile High real estate scene is full of opportunity right now.

Market Snapshot: Balanced, Active, and Buyer-Friendly

The Denver metro housing market continues its healthy recalibration into spring 2026. February data shows a market that feels more approachable than the frenzy of recent years:

  • Median sales price landed around $565,000 to $575,000, down roughly 2.6 to 4% from February 2025. This modest softening gives buyers a bit more breathing room.
  • Pending contracts jumped a strong 15.7% year-over-year in the seven-county metro area, clear proof that motivated buyers are back and shopping.
  • New listings rose about 5% year-over-year, and active inventory sits at roughly 3 months of supply (around 9,000 to 12,000 homes). That’s still a healthy but not overwhelming level, and well-priced, move-in-ready homes are still getting attention fast.

Takeaway for you

This is a balanced market where preparation wins. Buyers have real negotiating power, especially on condition and terms, and sellers who price realistically and present beautifully are still seeing strong results. Mortgage rates have dipped below 6% at times this year, but they remain sensitive to economic news.

Spring is traditionally one of the strongest seasons for both buying and selling. With more inventory and active buyers, the key is strategy: getting pre-approved, timing your listing, and knowing exactly what to look for in a new home. I’m here to make the process simple, transparent, and even fun.

If you (or anyone you know) would like a free, personalized valuation for your home, help finding the perfect next property, or just a casual coffee chat about the market, please reach out anytime. No pressure, ever, just honest advice from someone who genuinely cares about this community.
