June 2026

Let's Unpack June

Welcome

June is already here, and Denver is shining with long sunny days, mountain views, and that perfect summer energy. The real estate market is active and balanced. It's great timing whether you're buying, selling, or simply planning ahead.

Market Snapshot: Balanced Summer Momentum

The Denver metro market remains steady and buyer-friendly as we head into the heart of summer. Based on the latest May and June 2025 to 2026 trends:

  • Median sales price is holding around $605,000 metro-wide (fairly flat year-over-year). This gives buyers more realistic and predictable entry points.
  • Active inventory continues to climb as we move into summer, now around 11,500 listings, up about 17% from last month but down 3 to 3.5% year over year.
  • Days on market average about 40 days, giving buyers time to negotiate on price, repairs, and terms, especially on properties needing updates. Homes that are priced well and updated are still moving much faster than the average.

Key takeaway for you

This is a balanced market. Buyers have solid negotiating leverage and more options than in tight years past. Sellers who price smartly and prepare their homes well continue to see success. Mortgage rates have hovered in the mid 6% range with occasional dips, so getting pre-approved now can help you move confidently when the right property appears.

Summer often brings a steady flow of new listings and motivated buyers. Whether you're ready to list while inventory is healthy or searching for that ideal summer-close home, strategy makes all the difference.
