Welcome
October has a way of pulling us back indoors, and it is the perfect time to take stock of home, both the one you are in and the one you might be dreaming about. Here's a quick look at what is happening around the Denver metro this month.
Market Snapshot
Sellers brought 4,797 new listings to market in August, up 6% from last year, which gives buyers more choices than they have had in some time. Closed sales came in at 3,122, down 10% year over year, yet the average sales price still rose 2% to $721,000, and homes spent an average of 45 days on market, 4% quicker than last August. Basically, more homes are available, prices are holding with modest gains, and inventory is steady at around four months. Understanding the local market is more important now than ever.
What this means for Denver metro homeowners
Now is the time for a well-thought-out strategy. Buyers have real opportunities to be strategic, from getting inspection items addressed to negotiating seller concessions that buy down their interest rates for the first few years or even the length of the loan.
Sellers who price thoughtfully from day one and present their home well (updated and staged always helps) are still seeing solid results.
