Welcome
Happy September! As Denver's evenings cool and the aspens start their annual show in the mountains, the real estate market is showing its own late-summer character: steady prices, a bit more room to breathe, and a widening gap between what's happening in single-family homes versus condos and townhomes. It's also a great month to get outside before the season turns, from hot air balloons at Labor Day Lift Off to Oktoberfest in the Ballpark District and the first frights at Elitch Gardens. Whether you're buying, selling, or just keeping an eye on things, here's where the numbers stand.
Market Snapshot: Stable, with a Growing Divide
July data shows a metro market that's holding its ground on price even as transaction volume eases into fall:
- Average sales price climbed to $726,000 (up 5% year-over-year), even as closed sales dipped slightly to 3,652 (down 1% YoY).
- New listings ticked up to 5,331 (up 3% YoY), keeping buyers supplied with fresh options as the market transitions into autumn.
- Days on market held flat at 40 days year-over-year, and months of inventory stayed steady at 4 months, a market in balance, not a shift in either direction.
- In the luxury segment ($1M+), sold listings jumped 12% YoY, average price rose 7% to $1.65M, and total sales volume is up 19% to $906M, while months of inventory dropped 40%, a sign that upper-tier demand is outpacing supply.
Takeaway for you
Colorado's housing market overall is holding steady, but that stability is masking a real divide: tighter inventory is propping up single-family prices, while attached homes (condos and townhomes) are facing softer demand, longer marketing times, and more price flexibility. If you're selling a single-family home, conditions favor you; if you're selling a condo or townhome, pricing and presentation matter more than ever. Buyers in the attached space have real negotiating room right now.
