Colorado's third-largest city, with the metro's biggest medical campus, its best-value homes and the reservoir on the south side.
Aurora is the metro's value market: the single-family median sits roughly $100,000 below Denver's, and condos and townhomes trade in the low $300,000s, with older communities lower still. Inventory is the deepest in the metro, which gives buyers choice and investors steady rental demand from the medical campus and the base.

Aurora is where the Denver metro's growth and its value meet: a city of nearly 400,000 people spread across three counties, anchored by the Anschutz Medical Campus and Buckley Space Force Base, with Cherry Creek State Park and the Aurora Reservoir on its southern edge and the airport thirty minutes east. It has hundreds of subdivisions from the 1950s to brand new, which is why so many first-time buyers and investors end up here.
Aurora spans Arapahoe, Adams and Douglas counties east of Denver along I-70, I-225 and E-470. The R Line light rail runs north-south through the city with stops at the medical campus, and Denver International Airport is a direct drive up E-470 or Peña Boulevard.
Where it sits. Aurora sits on the east side of the Denver metro and spans parts of Arapahoe, Adams and Douglas counties. It straddles I-70, I-225 and the E-470 beltway.
Aurora started out as Fletcher, a real estate venture. A Denver businessman named Donald Fletcher and his partners staked out four square miles east of the city, and then the silver crash of 1893 hit and the little community struggled.
Residents eventually voted to rename the town Aurora, after one of the subdivisions that made it up. Military and medical institutions like Fitzsimons, Lowry and what is now Buckley Space Force Base shaped the city as it grew into one of the largest in Colorado.
Why people like it. Aurora offers access along I-70, I-225 and E-470, and its location puts Denver International Airport close by. It also holds hundreds of subdivisions, from the original Colfax area to newer neighborhoods like Southlands.
Fun fact. In 1965 Aurora Mayor Norma O. Walker became the first woman to head a U.S. city with a population over 60,000. Aurora's official nicknames are The Gateway to the Rockies and The Sunrise of Colorado.

Sources and caveats for this history
Original Aurora, around Colfax and the old Fitzsimons hospital, has 1940s to 1960s ranches and brick bungalows. The central corridors, including the Centretech and Aurora Hills areas near Alameda and Chambers where The Nest Team is listing a two-bedroom condo, are 1970s and 1980s condominiums, townhomes and split-levels on mature, treed streets. South and southeast Aurora, around Southlands, Southshore and Tallyn's Reach, is master-planned and new, and Heather Gardens is the long-standing 55-plus community.
Cherry Creek State Park's 880-acre reservoir has a swim beach, trails, a marina and a dog park, and the Cherry Creek Trail runs from there to downtown Denver. Aurora Reservoir adds boating and fishing, and the city maintains more than 100 parks plus the Aurora Sports Park and several public golf courses.
Stanley Marketplace, a 1954 aviation plant reopened in 2016 as a market of more than 50 local businesses, is the north side's gathering place; Southlands is the open-air shopping and dining district in the southeast; the Town Center at Aurora sits on I-225. The Anschutz campus brings the University of Colorado hospitals and medical schools, Children's Hospital Colorado and the VA.
