Acreage, pines and quiet, forty minutes from the Tech Center.
Elizabeth is not covered by the monthly market reports on file, so I pull comparables directly from the MLS for each property. In general, acreage here trades at a meaningful discount to comparable Douglas County land in Parker and Franktown, which is the trade-off buyers make for the longer drive. Well, septic, road surface and covenants are the details that move value, so every property gets a close look.

Elizabeth is the small town on Running Creek at the edge of the Black Forest where the Denver metro turns into ranch country. The town itself has about 1,700 people and a walkable Main Street; around it, Ponderosa Park and the county's subdivisions put homes on one to forty acres among the pines, most with no HOA and well-and-septic independence. For buyers who want land, horses, a shop building or simply room, with Parker and the Tech Center still a reasonable commute, this is where I bring them.
Elizabeth sits on State Highway 86 in Elbert County, about 15 minutes east of Parker, 25 minutes from Castle Rock and 40 to 45 minutes from the Denver Tech Center. Ponderosa Park, the unincorporated community of about 3,300 people on the town's west side, shares the Elizabeth post office and ZIP code.
Elizabeth sits on Running Creek in Elbert County, about forty miles southeast of Denver, and takes its name from the sister-in-law of Colorado's territorial governor John Evans. The town was laid out in 1881 when the Denver and New Orleans Railroad came through, and a sawmill, a creamery and the farms and ranches of the surrounding prairie gave it its early living.
For most of the twentieth century Elizabeth stayed a ranching town of a few hundred people, the kind of place where the Elizabeth Stampede rodeo, held every June since 1966, was the biggest weekend of the year. The railroad left in the 1930s, and the town's Main Street kept its false-front buildings and its quiet.
Growth arrived with the metro's spread southeast along Parker Road in the 1990s and 2000s. New subdivisions and acreage neighborhoods filled the hills around town, Elizabeth's population passed two thousand, and the town became the gateway to Elbert County's horse properties and open country for buyers leaving Parker and Castle Rock.
Inside town the homes are modest and mixed: original cottages near Main Street, 1970s and 1980s ranches, and newer subdivisions on the edges. Outside town the pattern is acreage: ranch-style and two-story homes on 1 to 5 acres in Ponderosa Park and along the county roads, larger parcels of 35 acres and up toward Kiowa and Elbert, many with barns, outbuildings and horse setups. Walkout basements that take in the view, like the renovated ranch on five acres The Nest Team is listing on Coyote Trail, are the most sought-after layout.
Open space is the amenity: the town's Running Creek trails and parks, the Elbert County fairgrounds, and Castlewood Canyon and Chatfield state parks within a half hour. Horse properties, trail riding and big night skies are the everyday draw, and the Elizabeth Stampede rodeo each June is the county's largest event.
Main Street has the town's restaurants, coffee, hardware and the Elbert County Library branch, with grocery and big-box shopping on the highway. Fuller shopping, dining and medical care are in Parker and Castle Rock. Elizabeth School District serves the town, and the Kiowa and Elbert districts cover the eastern parcels.
