About Federal Heights

Federal Heights is the small city wedged between Westminster and Thornton along Federal Boulevard, best known for the Water World park on its north side. It was built in the 1950s and 1960s as a working suburb of modest ranches and manufactured-home communities, and it still offers some of the lowest home prices in the north metro, fifteen minutes from downtown Denver.

Location

The city runs along Federal Boulevard from 84th Avenue north to 104th Avenue, between Pecos Street and Zuni Street, with Westminster to the west and north, Thornton to the east and Denver's Chaffee Park area to the south. Federal Boulevard and US 36 are the routes to the city; the Westminster station on the B Line is a short drive.

History and background

Where it sits. Federal Heights is a compact city in western Adams County along Interstate 25, between Denver and Thornton. It is named for Federal Boulevard.

Federal Heights took its name from its spot on Federal Boulevard, the long north-south road through the area. It incorporated in 1940 when it had only a few hundred residents (173 were counted in 1950).

The city has stayed small, at under two square miles. Its biggest landmark came later: Water World opened in 1979 and is run by the Hyland Hills Park and Recreation District.

Why people like it. Federal Heights is along Interstate 25 between Denver and Thornton and is home to Water World, a 70-acre water park.

Fun fact. Water World's Voyage to the Center of the Earth ride can last more than five minutes, among the longest rides at any water park, and won a 1993 World Waterpark Innovation Award.

Sources and caveats for this history

Housing and architecture

The housing is mostly 1950s to 1970s frame and brick ranches and split-levels on small lots, with several large manufactured-home communities, 1970s and 1980s apartment complexes and a few newer townhome developments along Federal. Lots are modest and many homes have been updated only lightly, which keeps prices low and draws first-time buyers and investors.

Parks and recreation

Water World, one of the largest water parks in the country, is the city's landmark. Hyland Hills, the park district, runs the Carpenter Recreation Center, the Hyland Hills golf courses, the Ice Centre at the Promenade and the Big Dry Creek Trail that crosses the area. Standley Lake is ten minutes west.

Dining, shopping and daily life

Federal Boulevard and 104th Avenue carry the city's grocery stores, Mexican and Vietnamese restaurants and services, with the Westminster Promenade's theater, rink and restaurants a short drive and the Orchard Town Center to the northeast. Adams 12 schools serve the city.
