Pricing trends

Hilltop is consistently among the highest-priced detached-home neighborhoods in Denver, with new custom construction at the top of the citywide market. Original ranches on large lots sell on land value and attract builders as well as renovators. Crestmoor prices sit a step below Hilltop for comparable homes.

About Hilltop

Hilltop and Crestmoor Park sit on the high ground east of Colorado Boulevard, where the city's grid loosens into curving streets and big lots. Hilltop has been one of Denver's wealthiest neighborhoods since the 1920s, and the last twenty years of scrape-and-rebuild construction have made it the place to find a brand-new 5,000-square-foot house inside Denver. Crestmoor, to the south and east, is its slightly more modest neighbor.

Location

Hilltop runs from Colorado Boulevard east to Holly Street between 6th Avenue and Severn Place, with Crestmoor Park continuing to Monaco Parkway and south to Alameda. Cherry Creek North is immediately west, Lowry is east, and downtown is about four miles by 6th Avenue.

History and background

Where it sits. Hilltop is a Denver neighborhood bordered on the west by Colorado Boulevard and extending east toward Holly Street, roughly between 6th Avenue and Alameda Avenue.

Hilltop grew from two separate subdivisions. Developer Milo A. Smith laid out the Eastern Capitol Hill Subdivision in 1886 south of the City Lateral Canal, and in 1892 Bradford DuBois and William Malone developed land north of it. The two were annexed to Denver together in May 1893.

Water from the canal and streetcar lines on 8th Avenue and Quebec Street helped bring development to what had been dry plains. Because the two grids never quite lined up, some north-south streets still jog where they cross the old canal line.

Cranmer Park, established in 1919, is the neighborhood's best known green space and holds a sundial that has been a landmark since 1941.

Why people like it. People like Hilltop for Cranmer Park and its flagstone terrace with views toward the Front Range, tree-lined streets, parks, and a small cluster of restaurants along Holly Street.

Fun fact. The first Cranmer Park sundial was destroyed with dynamite in September 1965, and a new one was installed in March 1966 after a fundraising campaign.

Sources and caveats for this history

Housing and architecture

The original stock is 1920s to 1950s Tudor, Colonial Revival, Mediterranean and mid-century ranch homes on lots of a quarter acre and larger. Since the early 2000s many have been replaced by large new two-story homes, so a single block can hold a 1940s ranch, a 1990s rebuild and a 2024 custom home. Crestmoor is mostly 1950s and 1960s ranches and split-levels, also now being rebuilt.

Parks and recreation

Cranmer Park, with its sundial and one of the best mountain panoramas in the city, is Hilltop's centerpiece, and Crestmoor Park and Robinson Park add playgrounds and open lawn. Lowry's sports fields and the Cherry Creek Trail are close, and the Jewish Community Center on Dahlia Street is a neighborhood institution.

Dining, shopping and daily life

Hilltop is residential almost to the edge; shopping is in Cherry Creek North, at the 9th and Colorado development, or along Leetsdale and Colorado Boulevard. Graland Country Day School and the Denver Tennis Club are inside the neighborhood, and Boulevard One at Lowry adds restaurants and a grocery to the east.
