Cherry Hills Village
Colorado's most expensive city: estates on acreage, two country clubs and no commercial district at all.
Pricing trends
Cherry Hills Village sets the top of the metro market, with many sales well into the millions and the metro's most expensive homes on its largest lots. Original 1950s and 1960s ranches on acreage trade on land value and are frequently replaced. The city-level table below carries the current numbers.

About Cherry Hills
Cherry Hills Village is the metro's wealthiest address, a city of estate homes on one- to five-acre lots with two country clubs, a web of bridle trails and almost no commercial land. It was incorporated in 1945 to stay residential and has kept to that plan. Buyers here are choosing privacy, land and the Cherry Creek schools, ten minutes from Cherry Creek and the Tech Center.
Location
The city sits south of Denver's Hampden Avenue between the South Platte River and Colorado Boulevard, extending south to Belleview Avenue, with Englewood to the west, Greenwood Village to the east and Denver's Wellshire and University Park neighborhoods to the north. University Boulevard runs through its center.
History and background
Where it sits. Cherry Hills Village is a small city in Arapahoe County just south of Denver, lying south of Hampden Avenue and west of University Boulevard.
Cherry Hills Village exists because of an airport idea. In 1945 Denver's parks manager, George Cranmer, proposed a small-plane airport south of the Cherry Hills schoolhouse, and neighbors decided the best way to have a say was to form their own town.
They petitioned in June 1945, and the town was incorporated that July. Its first budget was just $4,500, and the first zoning rules set minimum lots of two and a half acres across about 60 percent of the area.
Cherry Hills Country Club added to the area's fame, hosting the U.S. Open in 1938, 1960 and 1978.
Why people like it. People like Cherry Hills Village for its large-lot, semi-rural setting just south of Denver, its equestrian heritage, and Cherry Hills Country Club, which has hosted U.S. Opens, a PGA Championship and a U.S. Women's Open.
Fun fact. The village was named for a grove of cherry trees near the original town site.

Sources and caveats for this history
Housing and architecture
The housing is estate-scale: 1950s to 1970s ranches and custom homes on one- to two-acre lots, 1980s and 1990s luxury construction in sections like Cherry Hills Farm, and a continuous stream of contemporary rebuilds. The Old Cherry Hills area near the country club holds the largest lots and the oldest homes, some from the 1920s and 1930s. There are a handful of condominiums and townhomes on the city's edges and almost no rentals.
Parks and recreation
The Cherry Hills Country Club and Glenmoor Country Club are private, but the city maintains more than twenty miles of public trails including the Highline Canal and the bridle paths that cross most neighborhoods. Three Pond Park, Quincy Farm and the John Meade Park and Alan Hutto Memorial Commons are the public spaces, and Kent Denver School's campus is inside the city.
Dining, shopping and daily life
There is no shopping in Cherry Hills Village by design; residents use Cherry Creek North, Englewood's Broadway, the Tech Center or the Belleview and University corridor. The Cherry Creek School District and the private Kent Denver and St. Mary's Academy are the schools that draw families.
