Pricing trends

Country Club and Belcaro hold the highest detached-home prices in Denver alongside Hilltop and Cherry Creek North. Historic mansions trade rarely and set records when they do; Bonnie Brae's smaller Tudors are the attainable edge of the area, still well above the citywide median.

About Country Club

Country Club is the neighborhood of grand homes around the Denver Country Club, laid out in the 1900s with the city's first gated parkways and still its most formal address. Belcaro, Polo Club and Bonnie Brae continue the pattern south of the creek with large lots, winding streets and the 1920s Phipps mansion at Belcaro's center. These are the blocks where buyers go for architecture, privacy and land inside the city.

Location

Country Club runs from Downing Street east to University Boulevard between 1st and 8th avenues, with Cheesman Park and Capitol Hill to the north and Cherry Creek to the east. Belcaro, Polo Club and Bonnie Brae sit south of the creek between University and Colorado boulevards, with Washington Park a few blocks west.

History and background

Where it sits. Country Club is a small historic residential district in central Denver, an L-shaped area running from Speer Boulevard to Sixth Avenue, roughly between Downing Street and University Boulevard, with the golf course along Cherry Creek.

The neighborhood grew out of a golf club. Early in the 1900's a group of wealthy investors reorganized the Overland Park Club as the Denver Country Club and, in 1902, bought 120 acres along Cherry Creek. At the same time they formed the Fourth Avenue Realty Company to develop the land to the north.

Development came in stages over the next few decades. Designer William E. Fisher laid out landscaped parkways influenced by Frederick Law Olmsted and drew Mediterranean-style gateways along Fourth Avenue. Prominent architects, including the Fisher brothers, Jacques Benedict and the Hoyts, filled the streets with Denver Squares and revival-style homes.

Why people like it. People like Country Club for its landscaped parkways and medians, its brick gateways, the golf course along Cherry Creek, and its collection of historic architecture, which includes the National Register of Historic Places district.

Fun fact. The Mediterranean-style gateways along Fourth Avenue were designed by William E. Fisher, who also laid out the district's landscaped parkways.

Sources and caveats for this history

Housing and architecture

Country Club's homes are 1900s to 1930s mansions in Georgian, Tudor, Mediterranean and Colonial Revival styles on large lots, protected by a historic district. Belcaro and Polo Club have 1920s to 1960s estate homes and a wave of large contemporary rebuilds on half-acre and larger lots. Bonnie Brae's curving streets hold 1920s to 1950s brick Tudors and ranches on more modest lots, many expanded or rebuilt.

Parks and recreation

The Denver Country Club, private, anchors the neighborhood, and the Cherry Creek Trail runs along its edge. Bonnie Brae Park and the Belcaro greens serve the southern blocks, Washington Park is a short walk, and the Cherry Creek shopping district is a mile east.

Dining, shopping and daily life

Country Club and Belcaro are residential throughout; shopping and dining are at Cherry Creek North, along 6th Avenue, or at the Bonnie Brae strip on University Boulevard with its ice cream shop and tavern. The Phipps Mansion, now a private event space, is the neighborhood landmark.
