Pricing trends

Southmoor Park's larger ranches price below University Park but above most of Hampden's attached homes, and renovated ranches on big lots are the sought-after product. Hampden's condominiums and townhomes are among the most attainable homes in southeast Denver.

About Hampden

Hampden, Hampden South and Southmoor Park are the neighborhoods in Denver's southeast corner, built mostly in the 1950s through the 1970s as the city grew toward the Tech Center. They have larger lots and bigger ranch homes than central Denver, a station on the light rail, and prices that still sit below the close-in neighborhoods. For buyers who work along Interstate 25 south, they offer a Denver address with a suburban scale.

Location

The area runs from Colorado Boulevard east to Interstate 25 and from Yale Avenue south to the county line near Belleview, with Wellshire and University Park to the west, Cherry Hills Village across University Boulevard and Greenwood Village and the Tech Center to the south. The Southmoor station on the E and H lines is at the neighborhood's southeast corner.

History and background

Where it sits. Hampden is a southeast Denver neighborhood bordered roughly by I-25 on the west, Yale Avenue on the north, Hampden Avenue on the south and Havana Street on the east, near the Denver Tech Center.

Hampden's early story is tied to a pioneer homesteader who became known as the Potato King of Colorado for supplying vegetables to miners and Denver residents. He later gave land that helped bring the University of Denver to the area.

For about a century the land stayed open. After Denver took it in during the 1960's, the neighborhood filled in through the 1960's and 1970's with ranch-style and split-level homes on larger lots, along with apartments and townhomes.

Why people like it. People like Hampden for Bible Park and its 1.7-mile trail alongside the High Line Canal, Hentzel Park and the Cherry Creek Trail, nearby light rail at Yale or Southmoor, and a corridor of local restaurants and shops.

Fun fact. Babi Yar Park, a green space in the neighborhood, is a Holocaust memorial.

Sources and caveats for this history

Housing and architecture

Southmoor Park holds 1960s and 1970s brick ranches, split-levels and two-stories on quarter-acre and larger lots, many with mature landscaping. Hampden mixes 1950s ranches with 1970s and 1980s condominium and townhome communities along Hampden Avenue and Yale, and newer townhomes near the station. Finished basements and attached two-car garages are typical.

Parks and recreation

Southmoor Park, Eisenhower Park and its recreation center, Wallace Park and the Highline Canal Trail serve the area, with Kennedy Golf Course and Cherry Creek State Park a few minutes east. Bible Park and the Goldsmith Gulch trail run north toward Cherry Creek.

Dining, shopping and daily life

Shopping and dining are along Hampden Avenue, at the Tiffany Plaza and Tamarac Square centers, and at the Belleview Station development near the light rail. The Tech Center's restaurants and the Cherry Creek State Park entrance are close, and groceries are at the King Soopers on Hampden or the Whole Foods at Tamarac.
