About Sterling Ranch

Louviers, the DuPont company town of 1908 along Santa Fe Drive, is its small, historic neighbor.
Location
Sterling Ranch sits in northwest Douglas County along Titan Road between Roxborough Park and US 85, south of Chatfield State Park and east of the hogback, with Highlands Ranch to the east and Littleton to the north. Louviers is on the west side of Santa Fe Drive between Sterling Ranch and Sedalia. Santa Fe Drive and C-470 are the routes; the Tech Center is about thirty minutes, downtown about forty.
History and background
Sterling Ranch
Where it sits. Sterling Ranch is a master-planned community and census-designated place in northwest Douglas County, south of Chatfield State Park and east of the Dakota Hogback, along Titan Road between Roxborough Park and Louviers.
The land was the Sterling family's cattle ranch and other ranch holdings for most of the twentieth century. Planning for the community began in the 2000s, Douglas County approved it in 2011, and construction started in 2015 after a long debate over water: the developers committed to a rainwater-harvesting pilot, drought-tolerant landscaping and strict water budgets for each home, and the community was the first in the country built with gigabit fiber to every house.
The first residents moved into Providence Village in 2017, and the community has added villages, parks, trails and its first schools since. It is planned for about 12,000 homes on 3,400 acres over roughly twenty years, with 30 miles of trails and more than 1,300 acres of open space connecting to Waterton Canyon and Chatfield.
Why people like it. Sterling Ranch offers new homes from a range of builders, open space and trails at the doorstep, Chatfield's reservoir a few minutes away and Douglas County schools, with the commute to the Tech Center or downtown as the trade-off.
Louviers
Where it sits. Louviers is a small unincorporated village and census-designated place in northwest Douglas County, on the west side of US 85 (Santa Fe Drive) between Sedalia and the Chatfield area, with Sterling Ranch to the north and west.
The DuPont company built Louviers in 1908 as a company town for the workers at its new dynamite plant on the South Platte, which supplied explosives to Colorado's mines and construction projects for six decades. The company laid out the streets, built the houses, the school and the Louviers Village Club, and ran the town until the plant closed in 1971, when it sold the homes to their residents.
The village kept its early twentieth-century houses, its club and its quiet, and the Louviers Historic District was listed on the National Register of Historic Places. Fewer than 300 people live there today.
Why people like it. Louviers offers a genuine small-town setting with history, trees and the Platte valley around it, minutes from Chatfield and Sterling Ranch, for buyers who want something older than the subdivisions nearby. Homes come to market rarely.
Sources and caveats for this history
Housing and architecture
Sterling Ranch's villages, beginning with Providence Village, hold 2017 to current homes from a range of national and regional builders: single-family homes from compact to large, paired homes and townhomes, with newer villages still being released. Every home belongs to the community authority and its water budget. Louviers holds fewer than a hundred early twentieth-century houses, which rarely come to market.
Parks and recreation
Waterton Canyon's car-free road along the South Platte, the start of the Colorado Trail, begins at the community's west edge, and Chatfield State Park's reservoir, beach and trails are just north. Sterling Ranch has its own parks, a recreation center and 30 miles of trails, with the Botanic Gardens' Chatfield Farms and Roxborough State Park nearby.
Dining, shopping and daily life
Sterling Ranch's Overlook clubhouse and a growing town center serve the community, with the Chatfield-area shops on Santa Fe and Wadsworth, Southwest Plaza and downtown Littleton each fifteen to twenty minutes. The community's schools belong to the Douglas County School District, and Louviers has its historic village club and a post office.
